How the East Side Filled In

Two things pulled people east after the war: Boulder Highway, the old route toward Hoover Dam and Henderson, and the army airfield that became Nellis Air Force Base in 1950. North Las Vegas wanted to annex the area, but the county blocked it, and Sunrise Manor was formed as an unincorporated town in 1957. It still is, stretching toward the base of Frenchman Mountain, while other east-side blocks closer to downtown fall inside the City of Las Vegas.
Hollywood Regional Park and the open desert near Frenchman Mountain give the far east side a more spread-out feel than the central valley. The result is a broad band of working neighborhoods where many houses have changed hands only a few times. When they do, it is often through an estate or a family decision rather than a planned sale.

Single-story homes on roomier lots
Much of the housing dates from the 1950s through the 1970s. Lots tend to be larger than in newer subdivisions, sometimes with mature trees, carports and the occasional detached shed or casita a past owner added.
What decades of tenants leave behind
Original drain lines, older electrical service, single-pane windows and evaporative coolers that were never fully replaced are all things we see in east-side rentals. Our page on rentals with big repair lists explains why none of that needs fixing before a cash sale.
Duplexes and small multi-unit lots
Scattered through the older streets are duplexes and lots with a second small unit. We buy those too, with one or both sides occupied, and review each unit's lease on its own.
City Land, County Land

Two neighbors on the same east-side street can answer to different governments. Sunrise Manor issues run through Clark County, and its town advisory board meets at the Hollywood Recreation Center to weigh in on local planning; you can find meeting details on the Clark County Sunrise Manor advisory board page. The same split can affect trash service, street maintenance and which inspector shows up if a neighbor complains about a yard. Owners who inherited a house are sometimes surprised to learn the parcel is county land despite a Las Vegas mailing address.

Housing choice voucher households
Plenty of east valley landlords rent to families whose vouchers run through the regional housing authority for southern Nevada. A sale involves the housing authority's contract as well as the lease, so read our notes on selling a Section 8 rental before you decide anything.
Tenants who have stayed for years
Some renters here have been in the same house longer than the current owner has held title. Rent below today's market is common in those cases. We respect that history and plan around it rather than around a quick move-out.
Many of these leases have rolled into month-to-month arrangements over the years, sometimes with nothing written down at all. That is workable. We document what the tenant pays, what is included and how long they have been there, and the new arrangement starts from those facts rather than from guesswork.
Bordering the East Valley
