A City With Air Base Roots

The city was incorporated in the spring of 1946, with only a few thousand residents at the time. During the war, the army gunnery school nearby grew into what became Nellis Air Force Base, and the young city supplied off-base housing for service families. Military households still make up part of the rental picture today, which brings permanent change of station orders and the lease questions that follow them.
Growth came in bursts after that, with large subdivisions pushing north across open desert in the 1990s and 2000s. Owners who bought during those waves are a big share of the landlords we hear from. Many purchased while stationed at the base or working nearby, then kept the house as a rental after moving on, and now find that managing from another state costs more effort than it returns.
Three Generations of Housing
The older core
South of the newer master plans, near Las Vegas Boulevard North and the original downtown, smaller homes from the mid-twentieth century sit on established streets. These are some of the longest-running rentals in the north valley and often need the most work.
Eldorado
Pardee Homes launched Eldorado around 1989 and 1990 on land sold by the Bureau of Land Management, building thousands of single-family houses. Many are now in their second or third decade as rentals, which is when water heaters, cooling equipment and roofs tend to come due together.
Aliante
American Nevada and Del Webb formed a joint venture that opened Aliante in 2003, including the age-restricted Sun City Aliante. Age-restricted sections carry occupancy rules for renters, so we review the association documents closely before making an offer there. The rest of Aliante has its own master association, parks and design standards, which tends to keep exteriors consistent but adds a layer of paperwork for any sale.

Because this is an incorporated city, permits, rental-related code issues and nuisance complaints go through North Las Vegas departments rather than the county. None of that changes our process, but it does mean we look at city records instead of county ones.

Parks and Places Tenants Ask About
Craig Ranch Regional Park, built on a golf course from the 1960s that the city preserved, is one of the north valley's main gathering spots; the city's Craig Ranch Regional Park listing describes its amenities. Aliante's nature discovery park plays a similar role farther north. Those amenities help keep rentals near them occupied.
The interstate and the beltway both cut through the city, and the industrial and warehouse corridors along them employ many north valley tenants. Renters with jobs nearby tend to stay put, which is good for an owner holding a property but worth knowing when a sale is planned around an occupied home. We would rather keep a reliable tenant than see the house sit empty.
