Racetrack Land Turned Into Tracts

The name came from a developer, not a map. Around 1970 Pardee Homes bought ground that had been the Stardust International Raceway and began a subdivision it called Spring Valley, a nod to the Spring Mountains on the western horizon. Residents petitioned the county in 1981 to make it an unincorporated town, partly to avoid being absorbed by neighbors and partly over what they paid for services. Building kept going through the 1980s and 1990s, so the town now holds several generations of stucco housing within a short drive of each other.
For a landlord, that layering matters. Two rentals a mile apart can differ by twenty years in age, roof type and the materials behind the walls.

Original ranch plans
The oldest single-story homes date to the 1970s and 1980s, often on modest lots with block walls and gravel yards. Many have been rentals for so long that the kitchen, flooring and bathroom fixtures reflect three or four tenant turnovers rather than any real remodel. Two-story tracts and attached homes
Later phases brought two-story plans, townhome clusters and small gated pockets with their own associations. Those communities may have leasing rules in their CC&Rs, so we ask for the governing documents early rather than discovering a surprise at escrow.
Older plumbing behind the drywall
Houses from the late 1970s into the 1990s are the era when plastic supply lines were widely used in the valley. A licensed plumber can tell you what yours has. Either way, we do not require you to repipe.
Roofs follow a similar pattern. Concrete tile on the older plans often outlasts the felt underlayment beneath it, so a roof that looks fine from the street can still leak during the summer monsoon storms.
Who Tends to Rent in Spring Valley

Location drives demand. The Strip resorts sit just to the east, Chinatown's restaurants and shops line Spring Mountain Road, and Spring Valley Hospital anchors the southern side, so many tenants work hospitality, food service or healthcare schedules that do not follow a nine-to-five pattern. Desert Breeze Park, a large county park with sports fields and an aquatic center, adds appeal for families who rent.
What that means for a sale
Tenants on rotating shifts may need more flexibility for a walkthrough. We schedule around their hours and give proper notice, because a cooperative tenant makes the whole process easier for everyone.
County Rules Instead of City Hall
Code and permits
Because the town is unincorporated, permits and code enforcement run through Clark County departments rather than the City of Las Vegas. An unpermitted patio enclosure or garage conversion done by a past owner is common here and does not stop us from buying.
Court venue
If a landlord and tenant ever end up in court, the case belongs in the justice court covering that township, and for most Spring Valley addresses that is generally the Las Vegas Justice Court. That is background only, not legal advice.
