A Town Formed to Avoid Annexation

Paradise was created in December 1950, when resort owners on what became the Strip lobbied the county for town status so the City of Las Vegas could not annex them. It remains unincorporated today; the county commission governs it, and a local town advisory board offers recommendations. Inside its boundaries sit UNLV, the main airport and most of the resort corridor, which is why so many houses here have been rented to students, campus staff, airline crews and casino workers.
Being unincorporated also means there is no Paradise city hall to call. County departments handle zoning, building permits and code complaints for every block from the resort corridor out to the residential streets east of Maryland Parkway.

Roommates and joint leases
Many houses near Maryland Parkway are rented by the bedroom or to a group of students on one shared lease. When one roommate leaves early or a guarantor stops answering, the paperwork gets messy fast. We review whatever agreements exist, joint or individual, and buy with those occupants in place.
Turnover on the academic calendar

Older Houses Close to the University

The university opened its first buildings here in 1957, and the neighborhoods around it filled in over the following decades. A short drive north, Paradise Palms near the Boulevard Mall was planned in the early 1960s by Irwin Molasky with architects Palmer & Krisel, and in 2021 it became the first historic overlay district in Clark County. Owners there may face design review on certain exterior changes, so check before planning work.
Systems near the end of their life
Houses this age commonly carry original or patched plumbing, aging breaker panels and roofs that were patched again and again instead of replaced. We buy them in that condition.
