Started for a Magnesium Plant

Henderson began in 1941 around the Basic Magnesium plant, built to supply wartime metal. Thousands of workers arrived, and construction of Basic Townsite began in early 1942 with houses meant to last only as long as the war. Many are still standing near the Water Street District. After nearly being sold off as surplus property in 1947, the community incorporated in 1953. The city's own Water Street historic walking tour covers that early history.
For decades afterward Henderson stayed a modest industrial town. The big residential growth came later, and it came mostly through planned communities with associations attached.

Townsite houses
The original worker homes are small, built quickly and long past their intended life. As rentals they often have dated wiring, patched plumbing and additions from various decades. Our page on rentals with serious repair needs explains why that is not a barrier.
Green Valley's first wave
American Nevada Corporation opened Green Valley in 1978, making it one of the valley's earliest large master-planned communities. Its earliest homes are now well into middle age, and many have cycled through owner-occupants and tenants several times.
Newer southern neighborhoods
Later developments farther south and east tend to come with gated entries, active associations and leasing rules that need reviewing before a sale. Some also have rules about vehicles, exterior paint colors and trash cans that tenants run into without realizing it, and those notices usually reach the owner.
Homes near the old industrial corridor
Streets closer to the original plant site and Boulder Highway hold a mix of older single-family homes, duplexes and small rentals that never belonged to an association at all. Owners there deal with city code directly rather than a management company. Those streets can be some of the more affordable places to rent in Henderson, and tenants there often stay for years.
Henderson's Own Offices and Court

City departments
Henderson is an incorporated city, so building permits and code enforcement run through city departments rather than the county. If a past tenant or owner added a patio cover or converted a garage, the city is where any permit record would live.
Justice court and constable
Landlord-tenant matters for the township go to the Henderson Justice Court, and the Henderson Township Constable carries out court orders. We mention it so the local names make sense; this is not legal advice.
Selling With the Tenant Staying
A Henderson tenant on a valid lease generally keeps it after closing. We take over as landlord on the same terms, and the deposit is transferred or returned under Nevada law. We schedule any walkthrough with proper notice and work around the tenant's job and family. Most renters care far more about whether their lease survives than about who owns the house, and a clear answer to that early on usually keeps things calm.
If the lease has already ended and the tenant is month-to-month, nothing about our purchase requires you to give notice first. Whether to keep that arrangement after closing becomes our responsibility as the new owner, handled under Nevada's notice rules.
